Can you hold a place before I apply?
Unfortunately, we cannot hold a property before you apply. We operate on a first-come, first-serve basis for qualified tenants. You are welcome to apply before viewing a property to expedite the process. -
Do I pay first month’s rent and last month’s rent with my security deposit?
- Security Deposit: Must be paid within 3-4 days before move-in.
- First Month’s Rent: Due on the day you take possession of the property and must clear the bank before move-in.
- Payments can be made online for convenience, provided there is enough time for funds to settle.
- We do not charge last month’s rent.

How old do you have to be to apply?
Applicants must be at least 18 years old to enter into a lease agreement. -
Is the deposit refundable?
Yes, the security deposit is refundable. Upon move-out, we compare the final inspection with the move-in condition report. Cleaning, carpet cleaning, or repairs may be deducted, but we strive to refund as much as possible. -
Who needs a cosigner?
Applicants with credit scores between 650-690 or who don’t meet income requirements may need a cosigner. Cosigners must have a credit score of 725+ and earn three times the rent. Minimum income requirements are typically 2-3 times the monthly rent, depending on the property location. -

How do I pay rent?
Pay online using a bank account or credit card. Other options: personal check, cashier’s check, money order, or cash (in-office). -
I want to get a pet. What do I do?
Pet allowances depend on the property. Contact your property manager for guidance. -
I want to move out, but my roommate wants to stay. What do I do?
Notify your property manager as soon as possible. Remaining tenants must qualify independently or with a new roommate. New roommates must apply, be screened, and pay an application fee. -
My lease expiration is coming and I want to move out. What do I do?
If you don’t wish to renew your lease, inform your property manager of your intent to vacate. -
Who is responsible for paying for repairs & maintenance requests?
Owners are generally responsible for maintenance and repairs unless damages are tenant-caused. Tenants are responsible for consumables like light bulbs and batteries. Submit a maintenance request for any needed repairs or issues.
